Nearly 150 new rental units will soon come online in downtown Peoria and the Warehouse District.

Exciting, new urban living is arriving in Peoria! In 2016, six new rental properties, with a total of 146 new rental units, will be available to prospective downtown residents. These projects will expand the options beyond the current properties that have been serving the demand for downtown living, such as the Twin Towers, 401 Water, Maxam Building, Civic Center Plaza and the recently-completed Kickapoo Building Apartments.

A range of local developers will be adding new rental options beginning in July 2016. Most of these properties are in the Warehouse District, but one will be in the Central Business District near the Medical District, joining the Kickapoo Building Apartments on the west end of downtown. These new properties are leasing out for amounts ranging from $728 to $1,490 per month, depending on the unit size, location and amenities. In order of availability date:

Winkler Lofts, 733 SW Washington Street, has 27 units available for rent. Unit sizes are: studio and one-bedroom loft-style apartments. Rental rates range from $750 to $1,100/month. This is the first project to be offering occupancy, and it will offer two parking stalls per unit, as well as a security system. It is centrally located in the Warehouse District, near all of its amenities, across the street from the newly-opened Thyme Kitchen and Craft Beer. The Sealtest Building, 736 SW Washington Street, has up to nine units available for rent or purchase. These units are available to be custom-finished by the developer to meet your individual needs. This is the only new project offering condominiums for sale, and it’s centrally located in the Warehouse District, in the same building as Freedom Ink and Thyme Kitchen and Craft Beer. Murray Place, 100 Walnut Street, has 30 units available for rent, including one-, two- and three-bedroom apartments. Rental rates range from $985 to $1,975/month. This project offers luxury finishes such as stainless-steel appliances and granite countertops, an on-site exercise facility, security systems, ample parking, a pet-friendly atmosphere and a rooftop garden terrace. It is located on the north end of the Warehouse District, near the Riverfront District and Warehouse District amenities, including Rhodell’s Brewery, which is on the main floor. Marquette Building Apartments, 701 N. Main Street, has 18 units available for rent, including studio, one- and two-bedroom apartments, with rates ranging from $695 to $1,375/month. This project offers Class A accommodations with stainless-steel appliances, granite countertops and a security system. It is located in the Central District, near Thirty-Thirty Coffee and the Medical District. The project is taking lease applications on May 18th for occupancy in October 2016. Persimmon Lofts, 1028 SW Adams Street, has 44 studio and one-bedroom units available for rent, with rates from $728 to $1,490/month. This project offers indoor parking, gigabit internet service, and an access-controlled security system, and is located two blocks south of Sugar in the Warehouse District. Cooperage 214, 214 SW Pecan Street, has 18 one- and two-bedroom units available for rent; rates range from $746 to $1,450/month. This project is offering a cooperage-inspired lounge lobby design, exposed wood ceilings, custom cabinets and specialty countertops, “industrial chic” features throughout the units, and ample parking. It is located four blocks south of Sugar in the Warehouse District. The project is taking lease applications now for occupancy in January 2017. All of these properties offer the features that residents are looking for in urban living: trendy accommodations in the heart of the city, close to work, a variety of dining options, and the many events that occur on our riverfront and throughout downtown on a year-round basis.
